Land Registry title plan and property boundaries

Why Use Free Land Registry Boundary Search?

Viewing Land Registry property boundaries is essential for property research, conveyancing, development feasibility and boundary disputes. While HM Land Registry charges for official title plans, INSPIRE cadastral boundary data is freely available as open data.

Maplify provides instant free access to all 25+ million registered property boundaries across England and Wales, updated monthly from HM Land Registry's official INSPIRE WMS service.

What Information is Available Free?

Maplify's free Land Registry boundary search shows:

  • Property boundary polygons — Red outlined boundaries showing registered title extents
  • Title numbers — Unique reference for each registered property (e.g. DN123456)
  • Property measurements — Area in acres, hectares and square metres
  • Boundary perimeter — Boundary length in metres and feet
  • Grid reference — OS National Grid reference for the location

Limitations of Free INSPIRE Data

Free INSPIRE cadastral boundaries show the general position of registered titles. For legal purposes including conveyancing, boundary disputes and planning applications, you should order the official title plan from HM Land Registry (£3 per document).

INSPIRE data does not include: ownership names, charges and mortgages, easements and rights of way, restrictive covenants, or lease details.

Free vs Paid Land Registry Services

Free Data (Available on Maplify)

  • INSPIRE Index Polygons — property boundary locations for all 25M registered titles
  • Title numbers — unique reference identifying each registered property
  • Property measurements — approximate land area from boundary polygons

Paid Land Registry Documents (£3 each)

  • Title Register — Legal ownership, mortgage charges, restrictive covenants, price paid
  • Title Plan — Official OS-based boundary plan with registered land outlined in red
  • Historical documents — Previous versions of register, past ownership, discharged charges

Property Boundary Disputes

Land Registry operates under the general boundaries rule meaning title plans show approximate positions, not exact legal lines. For boundary disputes, INSPIRE data and title plans are insufficient for legal boundary determination. Instruct a chartered surveyor for a measured boundary survey (£800–£2,500).

Using Boundary Data for Development Site Assembly

  • Ownership patterns — Identify fragmented ownership requiring multiple title purchases
  • Ransom strips — Spot narrow parcels blocking development access
  • Site area calculations — Approximate developable area for initial viability
  • Constraint overlay — Layer boundaries with flood zones, Green Belt, SSSI
