Heritage constraints protect buildings and sites of architectural, historic or archaeological importance. Understanding these constraints is essential before purchasing or developing property. Any works (internal or external) that would affect the character of a listed building require Listed Building Consent from the local planning authority, in addition to any planning permission needed. Unauthorised works to a listed building are a criminal offence.
Conservation Areas have enhanced planning controls to preserve their special character. Demolition usually requires consent, trees are protected (6 weeks notice required for works), and some permitted development rights are restricted. New development must preserve or enhance the area's character.
